Our typical tenant screening will include credit check and employment verification, however, the process and requirements can vary depending on the Tenant.
When we list your home for rent our tenant screening process includes the following:
- Rental Application: Our rental application provides answers to the general questions a landlord wants to know; applicants current employment, all occupants of the property, pets, etc.
- Credit & Criminal Check: Our web-based credit and criminal check is fast, convenient and easy to read.
- Credit Check: Provides lines of credit provided by financial institutions, collection accounts, bankruptcy proceedings and other public financial records. The report also examines income to rent ratio, payment histories and has a renter fraud warning. Unlike other credit checks ours will also report a credit bureau score from TransUnion.
- Criminal Check: National criminal report, which includes 50 state sex offenders and OFAC/terrorist searches. (Criminal check of: America’s Most Wanted, FBI’s Most Wanted, More than 15 terrorist databases, National Sex Offender Public Registry, U.S. Marshals Drug Enforcement Administration, U.S. Bureau of Alcohol, Tobacco, Firearms & Explosives, U.S. Secret Service, U.S. Customs & Border Protection and U.S. office of Foreign Assets Control.)
- Employment Verification: Tenants are required to provide recent paycheck stubs, which are verified. If they are self-employed they are asked to provide a copy of their most recent tax return.
- Rental History Verification: If applicable this information is provided by the tenant and rental history is verified.
